Residents enjoy four amenity centers, eight swimming pools (indoor and outdoor), a hot tub, fitness centers, tennis and racquet courts, a clubhouse, and hundreds of clubs and organized activities. Amenity access requires a CAM card (renter activity card) registered through Sun City Hilton Head Resident Services, available for a per-person fee paid directly to the Association. Beyond the gates, the setting is pure Lowcountry: walking trails wind beneath canopies of live oak and Spanish moss, and great blue herons stand at the edge of quiet lagoons. SECTION 5 — APPLICATION PROCESS & RESTRICTIONS
Applications are submitted online through the Rentvine Resident Portal. A non-refundable application fee of $65 applies to each adult 18 or older, and every applicant — with or without pets — completes a PetScreening profile at pmiblufftonhhi.petscreening.com. Standard screening looks for a 680 credit score (620 considered with conditions), gross verifiable income of at least three times the monthly rent, and clear rental and background history; the full Resident Selection Criteria is available on request. The security deposit is $2,730. Small dogs under 20 pounds are considered subject to owner approval and PetScreening, with a non-refundable pet fee and a FIDO Score-based monthly pet fee. As an age-qualified (55+) community, Sun City Hilton Head requires at least one household member aged 55 or older and separate renter registration with the Association (including a CAM card) prior to move-in; no smoking. The SCRA military clause is included in every PMI Bluffton HHI lease.
